350 Mission Street

This new, 30-story, 340,000-square-foot tower is located directly across from Salesforce Tower and the Transbay Transit Center development on Mission Street in San Francisco’s rapidly evolving South of Market District.


The $250M project is sited on a tight 19,000-square-foot lot. The tower's design includes 30 stories of Class-A office space, that is 100% pre-leased to salesforce.com. It also features an expansive four-story public lobby that will have a gourmet restaurant and sundry shop.

Working with the design architect, SOM, WSP USA provided professional mechanical, electrical, plumbing/fire protection, telecommunications and security design services for the base building. Our role on the project has continued as we are currently working on the tenant fit-out, which includes all of the office floors, as well as the lobby. 

The firm also provided sustainable design services through our Built Ecology group, assisting the developer in achieving LEED® Platinum certification and exploring a wide range of innovative high performance solutions to deliver a carbon neutral building.

Key components of our designs include:

  • HVAC underfloor air delivery systems allowing for least possible energy consumption.
  • Load shedding capabilities for power outlets, lighting and HVAC systems throughout each floor based on occupancy, which will reduce energy by 15% to 20%.
  • 100% outside air capability, translating into significant energy reduction.
  • Storm water recovery system and cascaded water reuse
    by design.
  • Converged network system.
  • Innovative real-time, all-digital universal display and large-scale video canvas and dashboard.
