EmeryStation East

Located on developing Hollis Street in Emeryville, the project included the construction of a new state-of-the-art laboratory building on a two-acre site.

Bullet 300K SF
Bullet $50M construction cost

The project includes a laboratory portion totaling approximately 250,000 gsf and another 150,000 gross square feet of parking. The building is four (4) stories over a two-story parking structure.

The building was constructed as a speculative laboratory facility. Program elements were included offices, flexible open-bench research laboratories, laboratory support spaces and administrative support spaces. Many sustainable features were also integrated into the overall design including: workspaces with floor-to-ceiling glass accentuating views and providing abundant natural light; over 20,000 square feet of elevated gardens and terraces with spring-green glass; cost-saving cogeneration energy system; and an on-site stormwater treatment via “green” organic bioswales.

Significant Project Features:

  • Developer speculative laboratory facility

  • Multi-tenant research & development Lab

  • Flexible paired supply and exhaust systems

  • 20% energy reduction improvement over ASHRAE 90.1

  • Emergency generator for Life Safety and critical power
