Lafayette Federal Office Building

The Lafayette Building is located at 811 Vermont Avenue NW, Washington, DC. This federally-owned building comprises approximately 565,000 gross square feet and houses the U.S. Department of Veteran Affairs and the U.S. Export-Import Bank.

While maintained remarkably well, these systems are well beyond their useful lives and do not meet GSA Design Standards for efficiency, operation and maintenance, reliability, flexibility and security. In addition, the systems are not compliant with today’s Codes. As a result, the Lafayette Building will undergo and complete systems upgrade and modernization program.

Part of the scope is to perform an updated Program Development Study to determine the optimal replacement systems on a life cycle basis. The construction will occur over two primary phases with approximately 50 percent of the building occupied during each phase. 

Challenges for the project include:

  • Limited floor-to-floor height requires careful coordination of mechanical and electrical services and innovative design to maximize ceiling height

  • The building contains a number of historic spaces mandating vigilant weaving of systems distribution within the preserved fabric

  • Approximately half of the building will be occupied during each construction phase mandating careful planning of systems implementation—maintaining building operation while installing new systems—as well as a detailed constructability analysis

  • As an existing building within an urban environment, creative solutions will be required to meet the Interagency Security Committee Design Criteria

  • The building is designed to meet a LEED NC Gold Certification
